People Matter

Hello,


Almost every business boils down to just 3 basic components. Product, People and Process. PEOPLE who work with us, work for us and for whom we work are extremely important for us.

We believe that "You can't make a good deal with a Bad person". And the mental and emotional toll required to deal with negativity whether it is from  a colleague, vendor, supplier, or client is not worth any monetary benefit. 

We are always willing to walk away from a deal with a person with a bad attitude or credibility  at any point in time. Monetary benefit from a bad deal is our least priority.

We have a Hire slow and Fire fast policy. We also understand that not everyone whom we meet is a potential client. 

We give our heart and soul to our clients who genuinely need a professional support and count on us to deliver.

Where are you in terms of marketing your property.?


1) In the Market - Showings and Offers


If your property is attracting potential clients consistently and multiple people are responding positively and want to discuss terms and conditions or want to negotiate with you. It's a positive sign and it means you are Right " In the Market"


Note. Interest from just 1 or 2 prospects doesn't justify this situation.


Verdict : You are doing fine. You will get a client as soon.


2) No Man's Land - Showings but no real offers


People are coming to see your property but no offers from any one signed so far. It's been weeks / months in some cases years since the building is placed in the market. You are in a No Man's Land. 


Verdict : It's time to re-work on your strategy & re access your assumptions.


3) Out Of The Market - No real showings or no real offers


I hope you understand the situation. Nobody is interested in your property. 

Verdict : You need help.


Conclusion : It doesn't matter if you are in a " No Man's Land"  or " Out of the Market ". With right support you can be at "In the Market". If there is product market - fit - all it needs is marketing exposure and someone with the knowledge of the process to handle it.

Fee Structure

Service Charge Details

Rental Transaction

Services in Locating a Property :
  • Identify suitable properties matching to Tenant’s requirement.
  • Participate in negotiations of the Lease terms with the Owners.
  • Assist in preparation of Lease Deeds.
  • Advice Tenants on the Market Trends.
Services in Fixing a Tenant :
  • Identify suitable Tenants who qualify your requirement.
  • Participate in negotiations of the Lease terms with the Tenants.
  • Assist in preparation of Lease Deeds.
  • Advice owners on Market Trends.

 Fees For Rentals

Commercial with or without fit out/ Industrial*One month rent each from both parties
Renewal of Lease ( if required , optional )Half month rent from the approaching party.

Temporary Rentals

Up to 3 months
4 - 6 months
Any lease beyond 6 months
¼ month rent as commission from both parties
½ month rent as commission from both parties
1 month rent as commission from both parties.
Example - If the Rent is 10,000/- per month and you plan to use the premises for a period of 3 Years (10,000 * 36 Months ), the fee you pay us for the transaction is 10,000/- that is more or less close to 3% of the transaction value.

However, If you use the premises for a period of 5 years (60 Months ) the amount we get paid as fees will be less than 2% of the transaction value.

This is a pay for results model. You pay a small percentage of a successful transaction.

There is NO registration charges, site visit charges or any other upfront costs of any sort.

No matter how much effort we take, if we don't deliver results, you don't pay us.
Please contact us only if you need a professional support. We try our best to provide best value for the fee we receive from you. However we know it is statistically impossible to please everyone, we put our sincere effort to be useful and nice to people who reach out to us.

Fee is decided based on volume of transactions in the Trivandrum Local Market. 

Real Estate is hyper local in nature. If you are someone from outside Trivandrum and the real estate transaction fee is different in your local market - we do not abide to that.

Sale Transaction

Our Services in Sale of Property:
  • Identify suitable Buyer who qualify your requirement.
  • Participate in Negotiations of the Sale Agreement.
  • Advice on steps involved in Property Transfer.
Our Services in Purchase of Property:
  • Identify suitable properties matching your requirement.
  • Participate in Negotiations of the Sale Agreement.
  • Advice on steps involved in Property Transfer.

Brokerage Charges

City Limits*3% on the sale consideration from the client we represent
Outside City Limits*3% on the sale consideration from the client we represent
Sale of Industrial Land , Building *3% on the sale consideration from the client we represent
Joint Venture Development3% commission each from the developer / owner on the total transaction value.
